Construction Managers
Using Gelder & Kitchen as construction managers, the project is divided into a series of separate works packages, which are then tendered for by individual contractors. There is no main contractor, as the professional team provides a management framework, which controls and co-ordinates the individual contractors.
We believe that this method of procurement allows 'open book' control of the project, so that when changes occur they can be managed financially and with clarity. The variation in costs are known, with only the individual contractors taking a profit on these variations, and not a main contractor, thus giving the employer best value.
This method also allows an earlier start on site than more traditional methods of construction. It accommodates change more easily as they usually impact only on individual packages, rather than on the overall programme.
